At Levadeh, we believe that healing and abundance must be built into the very foundation of our neighborhoods — literally. The Abundance Residences Capital Campaign is our bold and necessary step toward community transformation. We are raising $100,000 to complete the pre-development phase of our first Abundance Residences project on Detroit’s east side, which includes preparing and submitting a Low-Income Housing Tax Credit (LIHTC) application to finance the construction and renovation of housing, wellness, and learning spaces in formerly vacant school buildings.

This funding is essential for converting underused public spaces into thriving community wellness hubs and permanent affordable housing, focused on healing, safety, and ownership.

đź›  What This $100,000 Will Cover:

This budget is focused on strategic infrastructure development, not overhead or operations. Each dollar is targeted to advance the technical steps required to qualify for long-term capital investment via the LIHTC process. Here’s how the funds will be used:

🏗 Architectural & Design Work – $30,000 (30%) Covers schematic drawings, renderings, and site planning that meet the strict submission requirements for state-level approval.

📋 Land Survey & Site Studies – $15,000 (15%) Includes Phase I environmental assessments, soil testing, and structural evaluations that demonstrate the site’s readiness for development.

📝 Legal & Zoning – $10,000 (10%) Supports legal counsel for zoning analysis, rezoning applications (if needed), title reviews, and land use compliance.

🏢 Property Acquisition Prep – $20,000 (20%) Secures site control through an option to purchase agreement and early-stage acquisition support to demonstrate project viability.

✍️ Application Consulting & Grant Writing – $15,000 (15%) Pays for experienced consultants to prepare a competitive LIHTC application, navigate funding layers, and coordinate the required documentation.

📣 Community Engagement & Communications – $5,000 (5%) Ensures neighborhood residents are part of the process through events, listening sessions, printed materials, and an updated campaign website.

📑 Admin & Contingency – $5,000 (5%) Covers essential project management, documentation, filing fees, insurance, and unexpected costs related to pre-development.
